WHAT PROPERTIES DO YOU THINK A REAL ESTATE AGENT MUST HAVE?
A real estate agent must be friendly, open, and careful. He must not miss reliability, empathy and consistency. Patience and perfectionism, communicativeness and time flexibility are also important.
WHAT WAS THE MOST INTERESTING BUSINESS YOU MET IN YOUR CAREER?
In 17 years of experience in real estate, I have experienced many interesting and non-standard business cases. It can be said that every business is in its own way something interesting, unique, and specific. But I have a lot of stories in 17 years. I'll once write a book, for sure!
I sold the apartment a few times without the buyer going to the apartment in person. He bought the apartment only on the basis of photos of the apartment and available information.
I once had a smaller apartment in Prague's Stodůlky. Clients were very interested in the apartment. One client, who wanted to skip several candidates in front of him, bought an apartment not only without a personal tour, but also without the available photos of the apartment, because at the time we have only had external photos of the house. He’s seen the apartment right after the signing of the reservation contract. He was very satisfied.
Next story I can think of was the selling of an apartment in Novodvorská Street within location of Prague 4. The owner of the apartment was a very nice older man, but very communicative. When I first visited the apartment with my client, he didn't let me speak.
Before the second apartment tour, I warned him of this fact and asked him to leave the interpretation to me, because it’s my job. Even in this case he didn’t let me to manage the tour. Before the third tour of the apartment, he had already understood, handed me the keys, saying he was going to the restaurant and I’m able to call him after the guided tours. Just after 20 minutes, I called him that he can return because the apartment has been sold. He was surprised, excited and brought a bottle of wine from the restaurant, just for me.

And finally - the best for the last. Some time ago I offered to rent a very nice apartment with its own garden in a new building in Prague-Modřany. At the first round of tours, I invited several people. The meeting was arranged at the gatehouse in front of the complex. The first client arrived at the time, but the son of the owner of the apartment, who was supposed to make flat available for the apartment tour, had short delay. So we started to interview the client. After a few minutes, I found out that the aforementioned client was not a "my" client, but a client of another real estate agency and was waiting for another real estate agent who was also late (to her bad luck) :-)
The client had an agreed tour of similar apartment in the same residence. Before the arrival of the aforementioned real estate agent, we agreed with the client that she would wait for me at the reception after a tour of the flat and then I would show her "my" apartment. And so it happened. In the short period of time I successfully concluded the lease with the client and rented her “my” flat. Therefore, if a broker from a competing real estate agent arrived on time, this situation would probably not occur at all. As they say - who is late, hurts himself :-)
HAVE YOU EVER MESSED UP A GOOD BUSINESS? WHY? HOW DID YOU SOLVE IT?
A few years ago I sold an apartment in Prague's Troja. The owner of the apartment was in the institution and had a court-appointed guardian. The sale of the flat itself was therefore subject to the custody court approval. I quickly found a suitable buyer who was staying at the hotel at the time.
In order to avoid spending additional money on staying in a hotel, the owner of the apartment, through her guardian, agreed that the client could move into the apartment before signing the purchase contract and therefore before approving the sale by the guardian court. At the same time, she promised the client that the apartment could begin reconstruction, as the apartment was in a condition before reconstruction and hardly habitable. So the client moved in and started to reconstruct the apartment. But then such thing happened which no one expected.
The apartment owner died suddenly before realizing the sale of the apartment. Thus, a situation arose when the inheritance had to be resolved and the sale of the flat had to be approved by the guardianship court. Eventually everything went well to the satisfaction of all involved. The apartment has been successfully sold and the client has been living in the flat for several years.
